SHARC Center EntranceMost people with interest in Sunriver have heard about the SROA’s or Sunriver Owners Association’s plan to build a new pool, meeting center, and various other pieces of infrastructure within the coming years (now SHARC). The homeowners vote came back approving the project with the highest voter turnout ever. Needless to say, based on the turnout the “pool project (SHARC)” is near and dear to Sunriver Homeowners’ heart’s.

Another affect the “yes” vote will have on the Sunriver Community and it’s homeowners is the assessment that is to follow. A assessment will be imposed upon any Sunriver Homeowner in the amount of $4,395, if paid in a lump sum. A Sunriver homeowner whom decides to pay the SHARC assessment on a monthly or yearly basis could stand to pay upwards of $5,000.

The special assessment will affect Sunriver real estate in some shape form or fashion. Each individuals real estate situation is unique, however if a person decides to buy or sell a home in Sunriver the matter of the assessment will arise regardless.

When a piece of sunriver real estate does change hands whom is to pay for the assessment (the buyer or the seller) if not already paid off? The question posed to one real estate agent, “stick it to the seller…they voted for it… they wanted it, let them pay for it.” Wow! After asking the question, listening, than walking away and thinking about the statments made my conclusion is this… The real estate broker that was posed the question has a very short sided perspective on the issue and maybe hasn’t given the topic much thought. The current home ownership of Sunriver Oregon did vote in favor of the project however, I’m guessing in almost all instances where a “yes” vote was submitted it was not with the intention of putting the screws to perspective Sunriver Homeowners. Most likely quite the contrary is true, in fact most “yes” Sunriver SHARC votes were likely because of a necessity that needed to be filled in the eyes of the current Sunriver Oregon home ownership. So should the seller be held responsible for the special assessment upon conveying their Sunriver property? In my opinion the answer is not concrete in any instance and generally a no. My guess is with each unique deal or transaction a compromise of some sort will end up being reached, allowing for the flow of real estate to continue. The assessment is just one more obstacle to a beaten down housing market that will need to be navigated in order to eventually “right the ship.”
